One service that I believe is extremely important in helping my listing clients objectively evaluate their homes for marketability is an in-depth property evaluation. Some agents do a quick once–over to gathering basic information then rush to put the property in the MLS. I go much more into the detail of the features, characteristics and condition of each property I list. It's time well spent; time home sellers appreciate.
Proper List Pricing
A proper list price reflecting current and realistic market conditions is critical to take your Fort Lauderdale Home from 'For Sale' to 'Sold'.
We don’t want you to under–price. We definitely don't want you to excessively over-price; it can be deadly. Buyers discount value by DOM or Days On Market. Almost every buyer I have worked with has asked the question, "How long has it been on the market?" The longer a home stays on the market, the greater a buyer will discount their offer from asking price.
Market Updates
Do you know how many homes comparable your home came on the market this week? How about how many homes were sold, or taken off the market? Inventory is constantly changing. It’s my job to monitor these changes, and, keep you, my seller, informed.
Home Inspection & Repair Negotiations
Home sellers typically become less stressed once the price and terms of their home sale are in place, and all the purchase contract signatures are in place. It’s a happy moment, and yes, it’s a moment. To follow is the Inspection Period, a time when many contracts fall apart. Contract to Closing
The process of taking a signed residential purchase contract through to closing involves a great many details, deliveries and document submissions. There can be more than 50 tasks and deadline deliveries on a normal residential seller side real estate transaction checklist. I take my responsibilities seriously in the processing of all documents and managing the meeting of all deadlines. I coordinate all of this for my home sellers by staying involved and communicating with all involved parties.
