Property Evaluation for Home Sellers
One service that I believe is extremely important in helping my listing clients objectively evaluate their homes for marketability is an in-depth property evaluation. Some agents do a quick once–over to gathering basic information then rush to put the property in the MLS. I go much more into the detail of the features, characteristics and condition of each property I list. It's time well spent; time home sellers appreciate.
Every buyer who sees your home will be comparing it to the competition in your area and price range. Regardless of where you are in Fort Lauderdale, how your home compares is critical to how soon you sell it and at what price. I'm going to work closely with you on several key areas to bring eye appeal and visual value.
Interior features & characteristics – While the number of bedrooms and baths are not something you’ll be changing to compete with other homes, I do need to objectively compare them in order to provide a listing price that will get your property sold. Some of the features and benefits of your home like the number of bedrooms and bathrooms are fact and unchangeable. There may be some areas we together can evaluate for improvement, with minimal investment, to add additional value and appeal to your home. This evaluation will include these features/characteristics:
- Floor plan and functionality
- Built date and obsolescence
- Floors & walls condition, paint, décor, etc.
- Kitchen features & Upgrades
- Ensuites and closet space organization
- Room sizes and arrangements
- Lighting, skylights, windows
- Improvements and upgrades you've made throughout
- Exterior living spaces
- Neighborhood features and attractions
Exterior – That “curb appeal” thing really does mean a lot! When a prospective buyer first drives up in front of your home, they’re going to get a first impression that sticks with them. They often decide before opening the front door whether they are interested or not. I help you to look at things like landscaping, exterior paint and condition. This is an area in which small expenditures can yield big results. Believe it or not, simply painting the front door can add value to a home.
Condition – Minor repairs can also make a major difference. Many buyers assume that a need for minor repairs indicates a general lack of fundamental maintenance over time. They’ll discount their offer, if they make one, thinking they’ll have a lot of work to do to bring the home to a good condition.

From cracked window panes to scarred walls or doors, I'll share with you what repairs I believe are important, and make suggestions to overcome buyer objections before they are ever made.
